House Siding & Exterior Walls
Recommended frequency: Once per year, ideally in spring after pollen season wraps up. Charlotte's pollen season (February–May) is heavy, and a late-spring wash removes both the winter grime and the thick pollen layer that settles into every crevice of your siding.
Vinyl siding, HardiePlank, stucco, and brick all benefit from an annual soft wash. Left too long, mold and algae don't just stain — they begin degrading the surface itself. On painted wood siding, annual cleaning can extend the life of your paint by several years.
Driveways & Concrete
Recommended frequency: 1–2 times per year. Concrete is porous, and Charlotte's wet climate means organic growth takes hold quickly. Oil drips, tire marks, and tannin staining from nearby trees all compound over time. A driveway that hasn't been washed in two years typically needs twice as much dwell time and more chemical treatment than one washed annually — and the results still won't be as clean.
Decks & Fences
Recommended frequency: Once per year, ideally in early spring before entertaining season. Wood decks and fences are especially vulnerable because wood absorbs water. Algae growth on a deck surface makes it dangerously slippery — a safety issue on top of an aesthetic one. Cedar and pressure-treated pine both benefit from an annual clean followed by a re-seal or stain every 2–3 years.
Roof (Soft Wash Only)
Recommended frequency: Every 2–3 years. Roofs don't need cleaning as often, but when they do, the method matters enormously. High-pressure washing will void your shingle warranty and accelerate granule loss. A proper soft wash with biodegradable sodium hypochlorite solution kills the algae at the root level and keeps results lasting 2–3 years.
